Thank. you for the revised landscape plans for the Designplan addition. I'm not sure ifI
was clear during our phone conversation, compared to the original plan, three more shade
trees need to be added. I suggest you add two of them in the line of trees on the
perimeter of the North end of the parking lot, and the other in the lawn area North of the
parking lot.

I just wanted to update you on the Designplan project. Steve Cash called and <./. hatafter talking with John South, he
agrees that the proposed parking area is in a dry detention area for the project and so it shouldn't be allowed. He was
going to call the petitioner to inform them. I am sure they will call me soon.

Dear Mr. Strayer:
I have reviewed the preliminary plans for this project and have the following comments:
I believe the drainage easement is to protect the existing dry storm water basin.
This basin was installed for stormwater detention for the entire Bauer Park. The
parking lot cannot be construction in the proposed location.
The erosion control plan could consist of a silt fence along the south line of the
drainage easement and seeding specs for disturbed areas.

Dear Mr. Price,
Our Department has reviewed the Special Use application for Designplan Inc. at 9800
Association Court. The following comments need to be addressed and plans updated
accordingly.
Application Requirements:
. The filing fee for the Special Use application is $630.00.
. Please submit plans indicating any changes to the signage on the site.
. Please provide a list of adjacent property owners certified by the Hamilton County
Auditors Office.
Plan Requirements:
. Please include a summary of the square footage within the original building and
addition indicating the square footage of each use within the building (i.e. office,
warehouse). These figures will be used to determine if adequate parking is
provided.
. Additional landscape buffering is suggested north of the new parking area,
. Per ZO 14.6, a 30-foot greenbelt is required along the north property line.
Parking is not permitted within the greenbelt area per ZO 27.2.4.
. Per SCO 7.0 Exhibit 'C', perimeter buffering is required on the side and rear
yards. Please provide an exhibit displaying the required perimeter buffering.
. Please show details of the trash enclosure.
. It is suggested that the materials of the addition more closely relate to those of the
existing building.
. Please remember to submit all Technical Advisory Committee correspondence to
this Department.
