Lillig, Jr. Planning & Zoning Administrator Department of Community Services One Civic Square Carmel, Indiana 46032 Re: V-32-01 and V-33-01 Dear Members of the City of Carmel and Clay Township Board of Zoning Appeals: On May 29, 2001, representatives of Charan Ahluwalia ("Petitioner") will appear before you to request variances of development standards to permit the construction of a professional office building at 300 East Main Street, Carmel, Indiana. Specifically, the Petitioner is requesting a variance to permit a 2,200 square foot building on a lot with a width of 90 feet (minimum of 100 feet required) and without a loading berth (one loading berth required for office buildings of 100,000 square feet or less of gross floor area). The Petitioner's property is a long-standing non-conformity, in that it was created in its current configuration (90 feet wide by 270 feet deep), prior to the adoption of the current zoning ordinance requirements for lot width. There is an existing professional office building located on the property and the Petitioner desires to construct a second professional office building on the property. The property is zoned B-5, which permits the present and proposed use of the Petitioner's property. No changes in the width of the existing non-conforming lot will be made. Parking in excess of the requirements of the zoning ordinance is provided on site. The existing parking and paved areas can also accommodate any small delivery vehicles which occasionally may visit the Petitioner's property. I have enclosed a site plan, floor plan, building section and elevations for the proposed building. The Petitioner's Applications for Developmental Standard Variances, together with additional supporting documentation, are on file with the Department of Community Services.
