15. Docket No. 06080033 ADLS Amend: Hunter's Quest - Lighting, Landscaping, and
Signage
The applicant seeks approval for alterations to the landscaping, lighting, and signage.
The site is located at 104 E. Carmel Drive and is zoned B8 within the Range Line Road /
Carmel Drive Overlay.

The applicant seeks several alterations for the Hunter's Quest development. These alterations
and their details include:
Wall Sign Size: Currently wall signs at Hunter's Quest are regulated by a sign plan for the
development. The petition wishes to eliminate this sign plan, and have the tenant sign size be
regulated by the City's Sign Ordinance only.
Staff Comments: We recommend that ifthe size restrictions are lifted that the color and design
restrictions remain.
Wall Sign Lighting: The petitioner wishes to install a series of gooseneck and recessed lights to
illuminate tenant signage.
Staff Comments: We support the illumination of these signs. Staff does not support the
illumination of these signs after business hours.
Building Planters: The petitioner requests to replace the plantings in two building planters with
different species.
Staff Comments: Staff is awaiting comment on this alteration from the Urban Forrester. These
comments will be provided at the meeting.
Ground Sign: Currently Hunter's Quest has a legal nonconforming ground sign. The petitioner
wishes to remove this ground sign and replace it with a smaller sign with a tenant listing.
Staff Comments: Given that this site is now part ofthe Range Line Road Overlay, ground signs
are not permitted. To replace this sign will require a variance. Staff supports the replacement of
this sign with a sign that would be permitted by the sign ordinance (if this site were not within
the Range Line Road Overlay). Staff suggests that the address numbers (104-120) be removed,
or replaced with the text reading "Hunter's Quest".
The Department recommends that the Special Studies Committee approve the request after
all comments and concerns have been addressed.
Note: This item only requires approval by committee (except for the BZA variance for the
ground sign request).
