I have our light fixtures and landscape plan, and I am fine tuning the ground sign we are proposing. I hope to

David - thanks for your note, glad to hear you are moving forward
we will not need plans for items 1-5... TAC won't be required for this either...
yes you may file simultaneously for ADLS and BZA approval. ADLS amendments do not require you to notify
your neighbors, so you only need to send certified mail regarding the variance(s)...
If you can get your application filed early next week, we may be able to get you on the August 1 Plan Commission
committee meeting docket for the ADLS amendment hearing... it would be a late filing, so, in order to be heard,
we will need you to make proper notice in the paper, and, have packets ready to send to the Plan commission by
July 21, end of day. we will really need to see what you are proposing in advance of the mailing... if this timetable
is too aggressive, please let us know.

I am going to be trying to file an ADLS Amendment for the Lighting, Landscaping, and Ground Signage review for
Hunter's Quest on the July 21st date to get on the September 19 planning commission docket. We are holding off
on the bank if and until we have a lease for the space (contingent upon ADLS approval of course).
As I read through the Procedure for Plan Commission, there are several items that I don't believe apply to what
we are doing:
1) Drainage plan
2) Lighting- foot candle limits (would only be changing the exterior lighting on the building, not on property lines)
3) Parking plan- not changing
4) Site plan- not really changing anything, what of the items do you really need?
5)Soils Map
6} TAC-I don't need to go through TAC for this, right?
As for the BZA, can I file simultaneously, and have ADLS approval, subject to BZA approval? Also, as for
publication and certified notices, can I list both in the same publication and send the notices in the same mailing,
as long as I'm 25 days out from the earlier of the two? Might save me a buck or two. Finally, we will need to
schedule a more formal sit down with our rendering of the ground sign and fixture selection, both of which I
probably won't get completed until the 21 st.

Mr. Fineberg,
The processes to fulfill your request for Hunters Quest's new ground sign, new lighting, and new bank
structure have been determined. First an Architectural Design, Exterior Lighting, Landscaping, and
Signage Amendment (ADLS Amend) application, illustrating all of the changes, must submitted. Our
Special Studies Committee will then review this to determine how the appearance and character of these
new additions fit into context of the surrounding area. Second at least one variance must be sought.
Since Hunters Quest is located in the Carmel Dr./Range Line Rd overlay, which doesn't permit ground
signs, a variance must be sought for the type of sign. Another variance that may be required depends on
how many parking spaces will be removed with the addition of the bank structure. Our zoning
ordinance requires 1 space for every 200 sq ft of floor area for this type of use.
After the ADLS and variance procedures have been completed, you will be required to apply for the
needed permits. If you have any questions or concerns, feel free to contact me.
