Shinaver, Attorney Jon C. Dobosiewicz, Land Use Professional TABLE OF CONTENTS 1. Explanation of Request to Demolish Garage 2. Site Location Map 3. Photos of Garage to be Demolished 4. Ruskin Survey Detail of 241 1st Ave NW Carmel 5. Proposed Home Remodel Plans – For Informational Purposes Only TAB 1 Explanation of Request to Demolish Garage Located at 241 1st Ave. NW, Carmel, IN 46032 The applicant, Carl Chapman (“Chapman”), is the owner of a parcel of real estate identified by the Hamilton County, Indiana Auditor’s Office as Tax Parcel Identification Number 16-09-25-12-02- 037.000, which parcel has a common address of 241 1st Avenue NW (the “Real Estate”). The Real Estate is zoned R-4 Residential and is within the Old Town Character Sub-Area. Behind Tab 2 is a site location map. Chapman is planning to demolish the detached garage on the Real Estate in order to begin a remodel project related to the existing home. Behind Tab 3 is a photograph of the garage that is to be demolished. Behind Tab 4 is the Ruskin Survey information for the Real Estate and the garage is listed as an “ancillary structure/outbuilding” that is “contributing” to the primary property. As a result, pursuant to Ordinance No. D-2338-16 regarding demolition of structures listed as contributing on the Carmel Historic Preservation Commission’s Historic Architectural Survey, Chapman is required to obtain approval from the Historic Preservation Commission to take the next steps in advancing the demolition of the garage. As a side note, only the garage is to be demolished – the existing home is to remain and Chapman’s planned remodel takes into account retaining the unique character and design of the home. The home remodel plans will be reviewed separately by the City of Carmel’s Permitting Department and Department of Community Services as part of the Improvement Location Permit and Site Design and Plan Review process. For informational purposes only, we have included behind Tab 5 the preliminary plans related to the home remodel. We look forward to presenting this request to the Carmel Historic Preservation Commission on May 11, 2023.
