We are concerned about the proposed Andrews Planned Unit Development to be discussed at the May 16th meeting of the Plan Commission. We have reviewed the site plan and specifications of the Development and find it objectionable. This land to be developed along 146th Street also borders our home in Gray Oaks. Traffic to the new development will be by right in/right out only on 146th Street. Thus traffic leaving the development onto 146th Street will not be able to turn left(west). This trapped traffic will therefore have to enter Gray Oaks residential streets in order to go west or south. This increase in traffic in our quiet residential neighborhood is unacceptable and dangerous. The Development has anticipated conversion of Gray Oaks Court cul-de-sac to a through street. Home owners on Gray Oaks Court were marketed cul-de-sac living rather than a through street. This is deceptive in retrospect. Further there are very narrow streets in the new Development. It is unclear where these new residents will park their vehicles. The streets appear to be about 40 feet wide making on street parking difficult. Will fire equipment, ambulances and school buses be able to traverse these narrow streets and corners? The density of the duplex and townhome housing units is too high for the land available. Further we anticipate eventual decrease in our home's property value as a consequence of this ill conceived development. We are cognizant of the city's need for residential housing at affordable prices and the need for neighborhood connectivity. Nonetheless this small parcel of land would be much better used for a lower density development.
