Sign height shall be no more than 2' tall maximum • All signage design, size and location shall be approved by the Landlord and the City of Carmel. Tenant Suite Number / Hours of Operation Locations. See page 6 for more information Tenants are required to have a suite number centered on the glass directly above the main entry door. o The suite number shall be 6" high in reverse white, font shall be Avant Garde. Tenants shall display the hours of operation in the center of the main entry door. o The hours of operation shall be 1" high in reverse white, font shall be Avant Garde. Tenant Permitted Signage Types Illuminated Signage o Shall consist of individual, dimensional letters which are internally illuminated or reverse illuminated. All illumination must be fully concealed in the sign. o Shall be constructed of all metal material and metal letter returns and trim caps shall be black and of uniform size as approved by the Landlord and the City of Carmel. o Sign shall be centered within the Tenant's designated area. Refer to the Guideline Elevation Drawings on pages 7-10. Final location to be approved by the Landlord and the City of Carmel. o Sign shall not project outward from the wall more than six (6) inches. o Sign size must meet the Sign Ordinance from the City of Carmel and shall be limited based on location as shown in the following Guideline Elevation Drawings on pages 7-10. o Logos are limited to 25% of total sign area. Corner Blade Signage o Each Corner Tenant is allowed one (1) corner blade (and at street frontage corners for walkway into courtyard). Refer to the Guideline Elevation Drawings on pages 7-10. o The sign shall be internally illuminated with all illumination concealed within the sign. o Sign size must meet the Sign Size Ordinance from the City of Carmel and shall be limited based on location as shown in the following Guideline Elevation Drawings on pages 7-10. Projecting Signage See page 5 for more information o Each Tenant is allowed (1) one projecting sign per street frontage and shall be centered on upper transom window. Bottom of sign shall no lower than 8'-0" . o Tenants with (2) two or more bays of storefront or (2) two or more streets are allowed (1) one additional Projecting Sign [maximum 2 signs per tenant]. Tenants with (2) two street fronts shall be allowed only one projecting sign per street front. o The sign shall be internally illuminated with all illumination concealed within the sign. o Sign shall be no larger than 4' wide by 2' tall and shall not exceed 5 square feet. o Sign size must meet the Sign Size Ordinance from the City of Carmel and shall be limited based on location as shown in the following Guideline Elevation Drawings. Courtyard Signage o Shall NOT contain any illumination. o Sign size must meet the Sign Size Ordinance from the City of Carmel and shall be limited based on location as shown in the following Guideline Elevation Drawings on pages 7-10. Window Signage o One illuminated "open" sign may be installed in the tenant window. Sign may not flash or blink and must follow Sign Ordinance from the City of Carmel. o Any additional window signage must be approved by the Landlord and the City of Carmel. Service Entrance Signage o Shall only be permitted with the approval of the Landlord. l-UH1111UCU V11 14CAL ray, SOPHIA Sophia Square Tenant Signage Design Criteria 5 Q 1 A R I? itinued from previous page Signage Specifications Prohibited Signs. • No exposed raceways, neon tubes, ballast boxes or electrical transformers will be permitted. • No painted or printed signs on the exterior surface of the building, including paper signs, stickers or banners are permitted. The following types of signs are prohibited by the City of Carmel (see City of Carmel Signage ordinance Ch 25.07.02-12: a) Signs which contain statements, words, or pictures of an obscene, indecent, or immoral character, such as will offend public morals or decency. b) Signs which contain or are in imitation of an official traffic sign or signal or contain the words "stop", "slow", "caution", "danger", "warning" or similar words, unless permitted in another section of this Ordinance. c) Signs which are of a size, location, movement, content, coloring, or manner of illumination which may be confused with or construed as a traffic or street sign or signal. d) Signs which advertise an activity, business, project or service no longer conducted on the premises upon which the sign is located. e) Signs which move by design or have a major moving part. f) Signs consisting of banners, posters, pennants, ribbons, streamers, strings of light bulbs, spinners or similar devices, unless they are permitted specifically by other sections of this Ordinance. g) Signs which swing or otherwise noticeably move as a result of wind pressure because of the manner of their suspension or attachment and whose movement can be construed as dangerous by the Administrator. h) Signs which are located in such a manner as to obstruct the view of the intersection of a street or highway with a railroad crossing. i) Signs which are located upon, over, or in any street or highway right-of-way, except for official highway signs. j) Portable signs which are portable or moveable, except as permitted under provisions of this section. k) Signs which are established on trees, utility poles and fences. 1) Signs which advertise goods, products, services or facilities or direct persons to a different location (or to a telephone number at a different location) from where the sign is installed. (Off -premise signs require a Developmental Standards Variance from the Board.) m) Suspended Signs and Projecting Signs, except in Old Town Carmel and the Carmel Drive - Range Line Road Overlay Zone. n) Signs which are not included under the types of signs permitted in this Ordinance. o) Lighter than air advertising devices. p) Roof Signs on residences which have been converted to office, business and/or manufacturing uses. q) It shall be prohibited to park or use a vehicle in such a way as to function as a sign, defined to include the parking of any vehicle, trailer or similar movable structure containing or supporting any signage between the right-of-way line and any public street and the greater of two distances: forward of the Front Line of Building of the Principal Building or one hundred -fifty (150) feet from the public right-of-way, with the exception of: (i) Vehicles actively involved in construction on or serving of the site; (ii) Vehicles delivering products to the site in designated loading areas; (iii) Vehicles parked in designated truck parking areas of a development that have been screened from or are not generally visible from the public rightof-way; (iv) Vehicles parked on sites where parking is not available one hundred -fifty (150) feet or more from the public right-of-way. In such cases, vehicles supporting signage shall be located as far as possible from the public rightof-way, subject to determination by the Director. (v) Passenger vehicles, pick-up trucks, and vans of a size that can fully fit within a standard parking space, containing signs painted on or permanently affixed on the doors or integral body panels that do not exceed sixteen (16) square feet in area. Tenant Responsibilities • All signage design, size and location shall be approved by the Landlord and the City of Carmel. • All signage shall comply with all local building and electrical codes. City of Carmel, Department of Community Services, Building and Code Services (317) 571-2444. • Tenants are responsible for obtaining all required sign permits from the City of Carmel in accordance with the permit procedures set forth in the City of Carmel's Sign Ordinance. City of Carmel, Department of Community Services, Planning and Zoning (317) 571-2417. • All signage shall be architecturally compatible with the architectural style of the building. • All signage shall be maintained by the Tenant and kept in good repair. All signs in disrepair must be repaired/replaced within (30) thirty days. • All electricity for tenant signage shall be on Tenant's electric meter. • Upon vacating the space, the tenant shall remove all signage and repair all damage caused by the removal of the sign.
