Project Description: Wichern Garage Setback Variance
Section of UDO being varied from: UDO Section 2.04 - 20’ rear yard building setback allowed, 10’ requested. We are
respectfully requesting a property line setback variance from 20 feet to 10 feet to allow for the construction of an
attached two car garage to our existing single family residence which currently has an attached 2 car garage.
Explanation of why variance/waiver is being requested: Building the attached two car garage will add value to our
residence which will increase the value of the property. Two other homes in the subdivision have previously been
approved for similar construction, except for a needed setback variance. These other two residences were not corner
lots and therefore only needed 10-foot setbacks. Because my home is on a corner lot, my required setback is 20-foot.
