When finalizing the report for this petition, it would be helpful to bear in mind that this, too, is a speculative variance
request. There are, at present, no plans to build on this lot. The developer is, I think, attempting to preserve the integrity
of the subdivision by bringing whatever home is eventually built on this site forward to the 40-foot front yard setback line.
While this is not in and of itself objectionable, there is no practical difficulty in developing the lot. There are two exhibits in
the file that you may want to look at when weighing this:
1) illustrates the lot with a home constructed at the 120-foot building line (lot width)
2) illustrates the lot with a home constructed at the 40-foot front yard setback line (105.99'lot width at this line)
You may want to consider attaching one or both to the report as exhibits.
The report currently recommends negative consideration. I take no pride in authorship on these, so if you change the
recommendation (on this or any of the others, for that matter), we can meet during the day on Tuesday the 29th so that I
can be briefed prior to the meeting that night.
