The Project consists of Retail, Office, and Parking on the First Floor and Apartments on the Second, Third and
Fourth Floor.

Accessory - 1,667 s.f.
Second Floor: 16,060 s.f.

Building Height: 83’-8”
The following Development Standards Variances are being applied for:
· Side Setback: 40ft Minimum Side Setback for surface parking required - 4ft. Requested
· Parking: Total floor area – No project shall have more floor area than the parking it can provide. And,
1.2 vehicle parking spaces per dwelling unit (45) and 1 parking space per 350 s.f. of retail required (55
spaces total required), 45 Requested.
· Rear Setback: 40ft Minimum Rear Setback for surface parking required - 3ft. Requested. And 20’ Maximum
Rear Setback required - 43’ Requested.
The rear of the property where the parking variances are requested are surrounded by neighboring parking spaces on
three sides.
