HomeMy WebLinkAboutDepartment Report 05-22-23 9 of 11 CARMEL BOARD OF ZONING APPEALS REGULAR MEETING DEPARTMENT REPORT MONDAY, MAY 22, 2023 (V) Majestic Care Sign Variance. The applicant seeks the following development standards variance approval for a wall sign: 1. Docket No. PZ-2022-00022 V UDO Section 5.39.H.2.a. 1 sign allowed, 2 signs requested. The site is located at 12999 Pennsylvania St. (formerly called Summer Trace at Manor Care) and is zoned UR/Urban Residential. Filed by John Seib of Majestic Care of Carmel. General Info: • The Petitioner seeks approval for a Wall Sign to be added to the site, so that there are two signs on the site. • Only one sign is allowed for this site since it only has one street frontage. They currently have a Ground Sign along Pennsylvania Street (Permit Number S-2021-00191). • Surrounding this site are the Meijer properties to the South, the Hilton and an Office Park to the West, and the Alexandria Apartments surrounding the property to the North and East. • The variance requested will only affect the properties to the West which are already commercial in nature. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Total Number of Signs - • One Ground Sign already has approval. It will be 17.26 sq. ft. in area and will be 5.42-ft tall. • A second sign, a wall sign on the West facade, is requested. It will be 74.59 sq. ft. in area. • The Wall sign is proposed to be face-lit and flush mounted to the West elevation of this building. Remaining Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The Petitioner has been working with the Carmel sign permits administrator to make sure proposed wall sign adheres to UDO Sign Standard size requirements. • The Petitioner has been working with Staff to update the exterior of the building according to city standards and requirements. • The Planning Dept. supports the variance request. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
