Our office has reviewed the Secondary Plat application filed for the Village of WestClay,
Section 15003. The following are comments that need to be addressed and plans updated accordingly:
Application:
· The filing fee for the Secondary Plat is $500.00.
Secondary Plat:
. The CarmeVClay Thoroughfare Plan calls for a 50-foot halfright-of-way for West 131 st Street
adjoining this site.
· The Source of Title has not been included on the plat.
· Please us the Administrative version of the Plan Commission Certificate.
· The curve information has not been provided for the right-of-way where Horseferry Road
meets the eyebrow.
· Please consider extending the 2-foot non-access easement south along the Horseferry Road
frontage of Lots 323 & 326.
· Please provide a Key Map illustrating the location of this Section within the overall Village of
WestClay project.
Construction Plans:
· Landscape and Tree Preservation Plans were mandated for several areas within the Village of
WestClay project as qart of the project approval. Please either submit the required Plans for
Section.J.OOH";'o~~mit a brief letter explaining that this is not one of the affected areas.
· If any Subdivision signage is intended to be established in this Section, a Sign Plan will need
to be submitted. None is indicated in the Construction Plans.
. Where sidewalks meet curbs handicap-accessible ramps need to be established.

The teChnical reView and comments are intended to evaluate the completeness of the erosion and sediment control
plan for the project The erosion and sediment control plan submitted was not reviewed for the adequacy of the
engineering design. All practices included in the plan, as well as those recommended in the comments should be
evaluated as to their feasibility by a qualified individual with structural practices designed by a qualified engineer.
The plan has not been reviewed for local/state or federal permits that may be required to proceed with this
project. Additional information, including design calculations may be requested to further evaluate the erosion
sediment control plan .
