The following is information I would like to share with the Residential Subcommittee
prior to the June 6th meeting regarding the proposed Andrews PUD in the vicinity of

Gray Road and 146 Street.

I appreciated the sincerity and thoughtfulness of the Plan Commission at the May 26
meeting. I know members of the Commission do their best to consider what is in the
best interest of the entire community and not just the surrounding neighbors. However,
I do not believe the proposed development will attract 55 years and older buyers.

During the May 16 meeting there were concerns expressed about the connection of the
proposed development to the Gray Oaks subdivision. It was noted the proposed
connecting street appears to be a cul-de-sac, not a connector street. Josh Kirsh
correctly stated it was clear on the City documents the street was a future connection
for the development to the north and essentially it is a buyer beware situation. I agree
with Josh, however it was also clear the proposed development is zoned R-1. As a
resident of Gray Oaks I now understand the property would have a connector street into
our subdivision, but I also assumed the development would be 25 not 60 homes.
Further, if this property is rezoned it is likey the Salsbery property and the property to
the east will eventually be rezoned. Thus, the connection into Gray Oaks may ultimately
be used by 150+ homes.
I am not opposed to a connecting street into Gray Oaks, but I do not believe rezoning
the property is in the best interest of the community and certainly not in the interest of
the contiguous neighbors. Thank you for the opportunity to express my viewpoint.
