Re: BZA Docket Nos. PZ-2023-00101 V; -00102 V; -00103 V: Chapman Residence Variances.
Dear Mr. Shinaver:
At the meeting held on Monday, May 22, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 241 1st Ave NW:
APPROVED: Chapman Residence Variances - Development Standards Variance approvals for:
• PZ-2023-00101 V: Garage Setback: All new garages shall be attached to the principal building so that
the front face of the garage is at least 15-ft further from the front lot line than the primary front line of
the principal building; Granted to allow the new garage area to be in line with front line of the home,
• PZ-2023-00102 V: Roof Material: Shall be asphalt, wood, or slate shingles; Granted to allow portions of
the shed roof addition to be metal, and
• PZ-2023-00103 V: Roof Pitch: Shall have a minimum pitch of 8:12; Granted to allow the roof addition
to have a 7:12 roof pitch to match existing.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is May 22, 2026.
Please include a copy of this letter with any permit application.
