FINDINGS OF FACT-SPECIAL EXCEPTION
Docket No.: PZ-2023-00051 SE
Petitioner: Holly Hospel
1 The approval of this Special Exception will not negatively affect surrounding property values because:
The use of the property is consistent with the surrounding properties and Petitioner intends to use the short term rental
income to continue to make improvements, which will positively affect surrounding property values.
2. This Special Exception will be compatible with existing land uses in the neighborhood because:
The subject property will be used only for residential purposes. Any guests will be required to
park in the driveway or in the garage, and 9pm to 9am quiet curfew will be enforced. Petitioner has
experience hosting short term rentals with no complaints.
3. Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception
because:
The subject property has a two car garage and driveway to provide ample parking for short-term
renters and owners of the property during the limited times when the properties will be rented.
