10-11h. Ahluwalia Office Building (V-32-01; V-33-01)
Petitioner seeks Developmental Standards Variances of Section 16.4.6: Minimum Lot
Width in order to construct a second general office building on a 90-foot-wide property,
and of Section 16.5.1(1) in order to forego including a loading berth. The site is located
at 300 East Main Street. The site is zoned B-5/business.
With respect to Docket No. V-32-0l. the petition to build on a parcel less than the
required 100 feet in width. the Department recommends favorable consideration. It does not
appear that the parcel has ever met this requirement. or that there is an available ten-foot-wide
strip of land abutting the property that could be acquired to bring the parcel into conformity.
Therefore. the Department recognizes a practical difficulty in meeting the ordinance at this time.
With respect to Docket No. V-33-01. the petition to forego the installation of a loading
berth on the building. the Department recommends favorable consideration. A low intensity
office use of the type proposed does not typically generate the volume of deliveries that would
make a loading berth practical. In addition. the narrow parcel configuration in coni unction with
the existing site layout suggests that truck maneuvering for a loading berth would be difficult at
best.
12-13h. Our Lady of Mount Carmel Catholic Church (SUA-42-0l; V-43-01)
Petitioner seeks Special Use Amendment approval in order to construct a narthex
addition on the existing church. Petitioner also seeks a Developmental Standards
Variance of Section 6.4.1: Maximum Height in order to construct the narthex at a
maximum of 30 feet. The site is located at 14598 Oak Ridge Road. The site is zoned S-
2/residence.

Docket No. V -58-01 be given favorable consideration for a maximum of six feet.
Docket No. V-59-01 be given favorable consideration for a maximum of thirty square
feet.
Docket No. V-60-01 be given favorable consideration for a maximum of six feet.
Docket No. V -61-01 be given negative consideration.
30h. Lucky Farms Riding Stable (SU-62-01)
Petitioner seeks Special Use approval in order to establish a riding stable on 5.~ acres.
The site is located at 9911 Towne Road. The site is zoned S-l/residence.
Informational packets were not received by the Department by close of business on
Fridav. May 18. 2001. However. packets were submitted prior to the meeting and mailed. The
Department recommends that this Item be tabled to the June 25. 2001. meeting of the Board of
Zoning Appeals. Our recommendation is due to the need of the petitioner to file an amended
Primary Plat for the Treesdale subdivision. If the applicant is not going to follow the setbacks as
established by the Primary Plat the subdivision needs to be rescinded and a new primary plat
approved bv the Plan Commission prior to proceeding with construction of the improvement.
I. Old Business.
Ii. Lattice Communications (SU-36-01)
Petitioner seeks Special Use approval in order to establish three slick-mounted wireless
telecommunications antennas on existing poles. The site is located southeast of East
116th Street and Gray Road at the Cinergy substation. The site is zoned S-l/residence.
This Item was tabled at the April 23. 2001. meeting of the Board of Zoning Appeals in
order to have petitioner meet with the Department regarding the proposed Commitments. The
Department met with petitioner and outlined the City's concerns. Based upon that conversation.
the Department is awaiting revised Commitments. Revised Landscape Plans have been
submitted and meet the telecommunications ordinance. The Department recommends' favorable
consideration of this petition.
