Dear Mr. Buchanan: At the meeting held on Thursday, June 1, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 550 Monon Blvd. (and 511 3rd Ave SW): APPROVED: The Concourse Variances - Development Standards Variance approvals for: • PZ-2023-00093 V: Lot Cover - Maximum 80% lot coverage allowed, 92% granted, • PZ-2023-00094 V: Transportation Plan Compliance – 8’ sidewalks granted, 10-12’ required, and • PZ-2023-00095 V: Ground Sign - 0-ft set back from street right of way granted (min. 5-ft required) & no sign base landscaping granted (all permanent ground signs require a landscaped green area at its base equal to the sign area required). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is June 1, 2026. Please include a copy of this letter with any permit application.
