ZONING CONSENT

made a part hereof, hereby authorizes Panattoni Development Company, Inc. and its attorney,
Paul G. Reis, of Bose McKinney & Evans LLP, to file Rezone and Development Plan
applications and all other documentation with the City of Carmel, Indiana necessary for the

Dear Mr. Reis:
This letter is in response to your primary plat application and subdivision waiver applications for
the 122nd & Penn Development. Comments and concerns are as follows:
1. A copy of the landscape plan approvalletter/e-mail from the Urban Forester is
required prior to approval.
2. The Build-To line for Pennsylvania Street is twenty feet. Additionally, the intention of
the Overlay is to orient the long axes of buildings parallel to the rights-of-way, to create
a corridor. Please re-orient the buildings accordingly.
3. Please provide bicycle parking, as required.
4. The US 31 Overlay requires a minimum of 8 comers. Building One has seven.
Please adjust the footprint accordingly. In addition, building elevations must meet
the Golden Section. Please provide elevations indicating how the elevations meet
the Golden Section requirement.
5. Please provide details on the dumpster enclosures.
Please wait to submit revised materials until after the Technical Advisory Committee (TAC) has
met on this application. The resubmitted materials should include edits addressing the above
comments along with any requirements that arise from the T AC meeting. Additional comments
may be made after the requested revisions have been submitted.
