The applicant seeks to construct two, 3-story office buildings, out of three proposed buildings total, on a 27 AI-acre office park. The site is located at the northeast comer of 122nd Street and Pennsylvania Street, and is currently zoned R 1 and M3, with a B3 rezone request pending. Filed by Paul Reis of Bose McKinney & Evans, LLP for Panattoni Development, LLC The applicant seeks Development Plan and ADLS approval for the purpose of developing this site into an office campus with 3 buildings. Please refer to the submitted packet for full details. This site, while not within the US 31 Overlay, or within the Old Meridian District is in close proximity to both. The northwest comer of this site is at the southern entry into the Old Meridian District, and the properties on the west side of Pennsylvania Street are within the US 31 Overlay. This item was heard at the August 15th Plan Commission meeting. At that meeting several concerns were raised in regards to the site layout, the retention pond design, and connectivity. The petitioner has revised the site to address these concerns. The revised layout is much improved and is supported by staff. Given the revised plan, our comments and concerns are as follows: 1. 2. 3. Please provide details on the pond areas. Are the hatched areas plazas? Please provide pedestrian circuits around these ponds. Please provide path/sidewalks along both sides of the internal drives. Please provide an access easement to the east to align between the two existing buildings. This easement should be able to accommodate future automobile access. At the present time a pedestrian stub to east would be sufficient. Please provide any comments from Engineering and the Urban Forrester in regards to this new plan. Identify bike parking on this plan. 4. 5.
