The existing 11400 address driveway consists of
approximately 10' width improved asphalt surface in
good repair. The proposed dead-end emergency turn
around consists of an alternative style 120 ft hammer
head turnaround. The owner/developer respectfully
request a technical variance concerning the standard 20
ft asphalt width.

The existing gas service will need to be relocated as its only 2' deep and will
be crossing the proposed lots 3 & 4. Please locate the existing gas service
and show on the construction plans. Will the proposed lots have gas service?
A gas main extension might be required to serve lot 2 and the existing
home. Also, I am forwarding your plans to our encroachment group since
you are encroaching our existing 18" steel high pressure gas main that is in
an easement on the northside of the property. They will reach out to you on
the steps for that process. CenterPoint Energy will also need a AutoCAD file.

Since this is treated as PP & SP at the same time, please add the following
requirements to the Plat: STSM 104.02: All buildings shall have a minimum
flood protection grade shown on the secondary plat. STSM 303.07: A
statement shall be added to the secondary plat that would refer the viewer
to the construction plans to see the entire extent of overflow path as hatched
areas.

Per Planning and Zoning comment #26, this will be both the primary and
secondary plat process. Per Section 102.06 of the Stormwater Technical
Standards Manual, a secondary plat submittal must contain construction
plans, a stormwater drainage technical report, and a stormwater pollution
prevention plan. It appears that the construction plans have been uploaded
but we will need a full drainage technical report (the one currently provided
is labeled as preliminary) as well as a necessary SWPPP sheets and an O&M
manual.

The swale and the SSD enter the structure at the same
elevation equal to the low flow orifice invert. The SSD
must wrap around the side to maintain cover.
