Overview
Lauth Property Group, a nationally recognized and Carmel, IN based developer of commercial property, is proposing to develop the approximately 8.24 acres of
undeveloped land, zoned M3, within the Carmel Science & Technology Park, at the Northwest comer of West Carmel Drive and City Center Drive, directly west of
the existing Midwest ISO Facility. The Proposal is to construct a new Class A Office Building, containing approximately 100,000 square feet on three (3) floors with a
34,000 square feet below grade level. The entire proposed building will be leased to Midwest ISO and will serve as their new Headquarters. As part of the
development, Lauth is seeking approval to construct a Pedestrian Connector over City Center Drive to connect the two facilities. Included as part of the development,
is the construction of a two (2) story Mechanical Building and underground connecting tunnel to serve the mechanical needs of the Lower Level.
Architectural Design
The design of the Building and associated Mechanical Building consists of Architectural Precast Panels, gray tinted glass and clear anodized Curtainwall system,
consistent with the surrounding area. The parking areas will be conventionally illuminated, via pole mounted fixtures, and ground mounted flood lights to accent the
building. The Landscape Design exceeds the M3 zoning requirements. Lauth Property Group understands and appreciates the importance of the Green Design
initiative and its positive impact on the public health and the environment. Even though this Project will not seek LEED Certification, many of the elements contained
in the LEED-NC, Version 2.2 have been implemented and/or are being considered.
Signage
This Proposal does not include submittals for exterior signage, yet the plans indicate locations for future ground mounted signs.

HOUSING . One-piece aluminum, available in small, medium, and large.
Comers are welded and finished to produce a clean, sharp appearance while
increasing housing strength and ensuring weather-tight construction.
DOOR FRAME - Aluminum, with two captive stainless steel door fasteners to
provide secure closure and easy access with no loose hardware.
LENS/GASKET - Clearflattempered glass lens (GT2H, CTM, CTL) and a
contoured clear tempered glass lens (CT2V) are sealed to the lens frame with
EPOM gasketing.lhe lens frame features a one-piece continuous gasket for
maximum sealing to the housing.
SOCKETS - Porcelain mogul-base sockets. All sockets are pulse-rated.
LIGHT SOURCES - Pulse-Start Metal Halide, Super Metal Halide, Super Metal
Halide Reduced Envelope, Metal Halide, Metal Halide Reduced Envelope, or
High Pressure Sodium. Clear lamp is supplied as standard.
BALLASTS - High-power factor ballast. Pulse-Start Metal Halide fixtures
feature a Super CWA type ballast. Super Metal Halide, Metal Halide, and 2S0
watt and above High Pressure Sodium fixtures feature a CWA type ballast.
100 and 1S0 watt HPS fixtures feature HX-HPF ballast. All ballasts are
designed for -200 F operation, and are mounted to the housing reinforcing
plate.
REFLECTORS/DISTRIBUTION PATTERNS - Five reflector systems and
distribution patterns are available with the Citation: Asymmetrical (A), Type
III (3) medium distribution pattern for increased pole spacing, Forward
Throw (FT), and Forward Perimeter (FP) for perimeter lighting applications
to eliminate stray light and produce a sharp backside cutoff, and Type V (S),
for an even symmetrical distribution pattem. A field-rotatable reflector, which
provides flexibility in distribution pattems without moving the fixture, is
available with the large 1000 Watt Forward Throw Citation only. Photometric
data is tested in accordance with IESNA guidelines.
BRACKETS - A 2-112" x 5-318" x 6" aluminum bolt-on bracket is shipped
standard with a small Citation (CT2H and GT2V). A 2-1/2" x 5-3/8" x 8"
aluminum bolt-on bracket is shipped standard with a medium Citation. A
2-112" x 6" x 12" aluminum bolt-on bracket is shipped with a large Citation
(CTL). A 6" bracket is available for CTl and GTM in single and 01800
configurations. A round pole plate (RPP2) is required for mounting to 3" -S"
round poles (See Accessory Ordering Information chart).
FINISHES - Each fixture is finished with lSI's OuraGrip@ pOlyester powder coat
finishing process. The OuraGrip finish withstands extreme weather changes
without cracking or peeling, and is guaranteed for five full years. Standard
colors include bronze, black, platinum plus, buff, white, green, metallic silver,
and graphite.

DIMENSIONS
POLE SHAFT - Pole shaft is electro-welded ASTM-ASOO Grade C steel tubing WITh a minimum
yield strength of 50,000 psi. On Tenon Mount steel poles, tenon is 2-3/8" 0.0. high-
strength pipe. Tenon is 4-3/4" in length. Straight poles are 4",5", and 6" square.
HAND-HOLE. Standard hand-hole location is 12" above pole base. Hand-hole size is 2" x 4".
Poles 22' and above have a 3" x 6" reinforced hand-hole.
BASE - Pole base is ASTM-A36 hot-rolled steel plate wtth a minimum yield strength of 36,000
psi. Two-piece square base cover is optional.
ANCHOR BOLTS - Poles are fumished wtth anchor bolts featuring zinc-plated double nuts
and washers. Galvanized anchor bolts are optional. Anchor bolts conform to ASTM-A36
wITh a minimum yield strength of 36,000 psi.
GROUND LUG . Ground lug is standard.
DUPLEX RECEPTACLE - Weatherproof duplex receptacle is optionaL
GROUND FAULT CIRCUIT INTERRUPTER - Ground fault circuIT interrupter is optional.
FINISHES - Each pole is finished with LSI's DuraGrip@ baked-on polyester-powder
finishing process to give the pole an exceptionally attractive appearance. The process
electrostatically applies and thermally fuses a polyester powder to the pole. This unique
protection process provides an extremely smooth and uniform finish which withstands
extreme weather changes without cracking or peeling. DuraGrip finish features a two-year
limITed warranty. Standard finish colors available for poles are bronze, black, platinum plus,
buff, whITe, green, metallic silver, and graphITe. Optional DuraGrip@ Plus features added
protection with a 3.0 to 5.0 mil thickness of polyester-powder finish piUS an inner coating.
This specially developed inner coating is a thermal plastic hydrocarbon resin applied to the
inside of the pOle to seal and protect against atmospheric and corrosive matter. DuraGrip
Plus finish features a five-year limited warranty.

LENS/GASKET - Clear flat tempered glass lens (CT2H, CTM, CTl) and a
contoured clear tempered glass lens (CT2V) are sealed to the lens frame with
EPOM Ilasketing. The lens frame features a one-piece continuous gasket for
maximum sealing to the housing.
SOCKETS. Porcelain mogul-base sockets. All sockets are pulse-rated.
LIGHT SOURCES - Pulse-Start Metal Halide, Super Metal Halide, Super Metal
Halide Reduced Envelope, Metal Halide, Metal Halide Reduced Envelope, or
High Pressure Sodium. Clear lamp is supplied as standard.
BALLASTS - High-power factor ballast. Pulse-Start Metal Halide fixtures
feature a Super CWA type ballast. Super Metal Halide, Metal Halide, and 250
watt and above High Pressure Sodium fixtures feature a CWA type ballast.
100 and 150 watt HPS fixtures feature HX-HPF ballast. All ballasts are
designed for -200 F operation, and are mounted to the housing reinforcing
plate.
REFLECTORS/DISTRIBUTION PATTERNS - Five reflector systems and
distribution pattems are available with the Citation: Asymmetrical (A), Type
III (3) medium distribution pattern for increased pOle spacing, Forward
Throw (FT), and Forward Perimeter (FP) for perimeter lighting applications
to eliminate stray light and produce a sharp backside cutoff, and Type V (5),
for an even symmetrical distribution pattem. A field-rotatable reflector, which
provides flexibility in distribution pattems without moving the fixture, is
available with the large 1000 Watt Forward Throw Citation only. Photometric
data is tested in accordance with IESNA guidelines.
BRACKETS - A 2-112" x 5-318" x 6" aluminum bolt-on bracket is shipped
standard with a small Citation (CT2H and CT2V). A 2-112" x 5-318" x 8"
aluminum bolt-on bracket is shipped standard with a medium Citation. A
2-112" x 6" x 12" aluminum bolt-on bracket is shipped with a large Citation
(CTl). A 6" bracket is available for CTL and CTM in single and 01800
configurations. A round pole plate (RPP2) is required for mounting to 3"-5"
round poles (See Accessory Ordering Information chart).
FINISHES - Each fixture is finished with lSI's OuraGrip@ polyester powder coat
finishing process. The OuraGrip finish withstands extreme weather changes
without cracking or peeling, and is guaranteed for five full years. Standard
colors include bronze, black, platinum plus, buff, white, green, metallic silver,
and graphite.

STEEL SQUARE POLES
DIMENSIONS
POLE SHAFT. Pole shaft is electro-welded ASTM-A500 Grade C steel tubing with a minimum
yield strength of 50,000 psi. On Tenon Mount steel poles, tenon is 2-3/8" O.D. high-
strength pipe. Tenon is 4-3/4" in length. Straight poles are 4", 5", and 6" square.
HAND.HOLE . Standand hand-hole location is 12" above pole base. Hand-hole size is 2" x 4".
Poles 22' and above have a 3" x 6" reinforced hand-hole.
BASE. Pole base is ASTM-A36 hot-rolled steel plate with a minimum yield strength of 36,000
psi. Two-piece square base cover is optional.
ANCHOR BOLTS - Poles are fumished with anchor bolts featuring zinc-plated double nuts
and washers. Galvanized anchor bolts are optional. Anchor bolts conform to ASTM-A36
with a minimum yield strength of 36,000 psi.
GROUND LUG - Ground lug is standard.
DUPLEX RECEPTACLE. Weatherproof duplex receptacle is optional.
GROUND FAULT CIRCUIT INTERRUPTER - Ground fault circuit interrupter is optional.
FINISHES. Each pole is finished with LSI's DuraGrip@ baked-on polyester-powder
finishing process to give the pole an exceptionally attractive appearance. The process
electrostatically applies and thermally fuses a polyester powder to the pole. This unique
protection process provides an extremely smooth and uniform finish which withstands
extreme weather changes without cracking or peeling. DuraGrip finish features a two-year
limited warranty. Standard finish colors available for poles are bronze, black, platinum plus,
buff, white, green, metallic silver, and graphite. Optional DuraGrip@ Plus features added
protection with a 3.0 to 5.0 mil thickness of polyester-powder finish plus an inner coating.
This speciaUy developed inner coating is a thermal plastic hydrocarbon resin applied to the
inside of the pole to seal and protect against atmospheric and corrosive matter. DuraGrip
Plus finish features a five-year limited warranty.

integral cooling ribs over the back. Internal concealed hinges permit full access
to reflector area and housing interior. One-piece extruded silicone gasket between
housing and door frame.
DOOR FRAME - One-piece cast aluminum door frame mates with housing to
create muni-radiused shape. Door frame secures to housing by two internal
(concealed) hinge brackets. 3/16" thick clear tempered glass lens seals to door
frame by a one-piece silicone sponge gasket and stainless steel clips. Door
frame secures to housing by four captive stainless steel recessed fasteners. Four

of 190. with adjustment in increments of 5.. Swivel mounting arm accepts

and is secured by four recessed alien set screws (through bolt optional by

HOUSING - One-piece aluminum, available in small, medium, and large.
Corners are welded and finished to produce a clean, sharp appearance while
increasing housing strength and ensuring weather-tight construction.
DOOR FRAME - Aluminum, with two captive stainless steel door fasteners to
provide secure closure and easy access with no loose hardware.
LENS/GASKET - Clear flat tempered glass lens (CT2H, CTM, CTl) and a
contoured clear tempered glass lens (CT2V) are sealed to the lens frame with
EPDM gasketing. The lens frame features a one-piece continuous gasket for
maximum sealing to the housing.
SOCKETS - Porcelain mogul-base sockets. All sockets are pulse-rated.
LIGHT SOURCES - Pulse-Start Metal Halide, Super Metal Halide, Super Metal
Halide Reduced Envelope, Metal Halide, Metal Halide Reduced Envelope, or
High Pressure Sodium. Clear lamp is supplied as standard.
BALLASTS - High-power factor ballast. Pulse-Start Metal Halide fixtures
feature a Super CWA type ballast. Super Metal Halide, Metal Halide, and 250
watt and above High Pressure Sodium fixtures feature a CWA type ballast.
100 and 150 watt HPS fixtures feature HX-HPF ballast. All ballasts are
designed for -20. F operation, and are mounted to the housing reinforcing
plate.
REFLECTORS/DISTRIBUTION PATTERNS - Five reflector systems and
distribution pattems are available with the Citation: Asymmetrical (A), Type
III (3) medium distribution pattem for increased pole spacing, Forward
Throw (FT), and Forward Perimeter (FP) for perimeter lighting applications
to eliminate stray light and produce a sharp backside cutoff, and Type V (5),
for an even symmetrical distribution pattem. A field-rotatable reflector, which
provides flexibility in distribution patterns without moving the fixture, is
available with the large 1000 Watt Forward Throw Citation only. Photometric
data is tested in accordance with IESNA guidelines.
BRACKETS - A 2-1/2" x 5-3/8" x 6" aluminum bolt-on bracket is shipped
standard with a small Citation (CT2H and CT2V). A 2-1/2" x 5-3/8" x 8"
aluminum bolt-on bracket is shipped standard with a medium Citation. A
2-1/2" x 6" x 12" aluminum bolt-on bracket is shipped with a large Citation
(CTl). A 6" bracket is available for CTl and CTM in single and D180.
configurations. A round pole plate (RPP2) is required for mounting to 3"-5"
round poles (See Accessory Ordering Information chart).
FINISHES - Each fixture is finished with lSI's DuraGrip@ polyester powder coat
finishing process. The DuraGrip finish withstands extreme weather changes
without cracking or peeling, and is guaranteed for five full years. Standard
colors include bronze, black, platinum plus, buff, white, green, metallic silver,
and graphite.
