Explanation
_ Dan Young Chevrolet is located on the northeast quadrant of Keystone Avenue and 96th
Street. The real estate is zoned B-3. Per previously granted special use approvals, the real estate is
being used for automobile sales and service.
Dan Young is desirous of renovating its site. To this end, Dan Young is requesting from the
Board of Zoning Appeals an amendment to the special use. In addition to that request, Dan Young
is also requesting, by separate applications, (i) ADLS approval from the Plan Commission, and
(ii) sign variances from the Board of Zoning Appeals. All of these requests are being made to permit
the site renovations.
In summary, there are five buildings located upon the real estate. One will be demolished.
Two will remain the same, and two will be changed. Of the two that will be renovated, one will be
reduced from 19,600 square feet to 9,000 square feet, 3,000 square feet of which is canopy. The
other building to be renovated will be enlarged from 62,700 square feet to 82,140 square feet. As
illustrated by the elevations in this brochure, the two renovated buildings will receive revised
exteriors. Other improvements will be made to lighting and landscaping. These are also illustrated
by the exhibits in our brochure.
In connection with the request for ADLS approval, the Plan Commission will review the
design and appearance of the proposed signs. The Board of Zoning Appeals, in turn, will review the
signs in connection with the request for sign variances, under a separate application. Because
signage will therefore be reviewed by the Plan Commission and also subsequently by you in
connection with the subsequent hearing on the sign variances, greater signage detail is not included
in this brochure.

Landscape Notes:
1. In the case of a discrepancy between the quantities shown on lhe planllisl
and whalls shown on the landscape design, the quantities Indicaled on
the landscape design shall lake precedence.
2. All landscape bed areas to receive 2% to 3" shredded hardwood mulch.
3. All planting bed fines 10 receive a natural spade cui edge.
