EXPLANATION
On the 20th day of June, 2011, the Bridges PUD Ordinance was enacted, allowing an
upscale, mixed -use community on approximately 63 acres located in the southwest quadrant of
U.S. Highway 31 and 1161h Street, east of Springmill Road and north of lllth Street. The
perimeter of the Bridges development west of Illinois Street is outlined in blue on the aerial
photograph included on page 1 under Tab 2. The real estate which is the subject of this request
is outline in yellow on the same page.
The proposed development will occupy the final 3.25 acres to be developed within the
Commercial Amenity Use Block of The Bridges. The site layouts of the previously approved
uses within the Commercial Amenity Use Block are illustrated on page 2 under Tab 2. These
include the CVS, GetGo, Market District, McDonald's and a multi -tenant building.
The Bridges II, LLC, is desirous of constructing 4 additional multi -tenant commercial
buildings on the subject 3.25 acres and in doing so complete the parking, landscaping and
pedestrian connectivity plan for the balance of the Commercial Amenity Use Block. The
proposed site layout is illustrated under Tab 3. The layout internalizes parking and the
previously approved landscape area along Springmill Road is supplemented with additional
plantings. Numerous pedestrian connections are provided and continue the network of sidewalks
and paths established by the previously approved which surround the site. An overall pedestrian
connectivity exhibit is provided under Tab 8 which illustrates the extent of the pedestrian
facilities. When complete the network will include over two miles of sidewalks and paths.
Per the Bridges PUD Ordinance, DP/ADLS approval by the Plan Commission is
required. To this end, the DP/ADLS request is comprehensively detailed in this informational
brochure, which includes landscaping, lighting and signage plans. This brochure is
supplemented by a second submittal packet which details the architectural plans for the four
proposed buildings.

7. Verify all utility locations in the field prior to beginning work. Repair all damaged utilities to
satisfaction of the Owner and Operating Authority at no additional cost.
8. Install all plant material in accordance with all local codes and ordinances. Coordinate
with the Owner to obtain any required permits necessary to complete work. All

Signage Requirements for The Shoppes at The Bridges
TENANT STOREFRONT WALL SIGNAGE:
Allowable Number: One sign per facade per PUD.
Location: Not required to face a public street frontage. Signs on the two buildings
closest to Springmill Road shall not face Springmill Road per the Bridges PUD.
Allowable Area: The allowable sign area for an individual tenant shall be per Exhibit 14
(Sign Area Chart) of the Bridges PUD.
Mounting: Flushed to the exterior building skin, shall not extend above the facade, and
shall not extend 8" beyond the building facade.
Material: Individual metal channel letters and logos with plastic translucent faces.
Color: Face Color: Unrestricted; Return Color: Unrestricted.
Illumination: Internally illuminated neon or LED that shall be designed to prevent light
spillage from sign face.
Width: The allowable width for a wall sign shall not exceed 85% of the width of the
tenant's building frontage unless the tenant width is less than 20' in which case this
provision shall not apply.
