When these buildings were originally developed, the developer submitted a signage package that required that all signage would incorporate green lettering. Subsequent to the original development of the office park, the ownership has changed but the green color has prevented tenants from displaying their company logos in the company colors. Corporate identity is extremely important to tenants in this current economic environment as is the ability to have wall signage on multi -tenant office buildings. ' Earlier this year, First Merchants Bank became a tenant in the Meridian Plaza 3 office building. When considering wall signage, the Bank met with and discussed options with the ' Department of Community Services. The Department supports the use of individually illuminated letters that appear black during the day and appear white at night together with ' company logos in company colors. First Merchants Bank presented a wall sign proposal to the Plan Commission that incorporated individually illuminated letters that appear black during the ' day and appear white at night together with the Bank logo in the company colors. The Plan Commission approved the new sign for the Bank and requested that an updated sign package be ' prepared and submitted for approval which incorporated the sign scheme approved for First Merchants Bank for the entire Meridian Plaza Office Park. ' Thompson National Properties, the property management firm for Meridian Plaza Office Park, in conjunction with the Department of Community Services developed a new signage plan ' to address additional wall signs on the three building and provide for the new color scheme for the wall signage approved by the Plan Commission for First Merchants Bank. On September 28, ' 2009, the Board of Zoning Appeals approved this proposed sign plan and the variances necessary to allow for the number of signs and location of wall signs in the office park complex. Maximum Number of Wall Signs for Single Tenant Building —in the event that one tenant occupies an entire building, then that tenant may have up to two wall signs and each sign must be located to face a different street. Wall Sign pecifications Currently all wall signs are required to have internally illuminated facelit channel letters and logos in green. Proposed wall signs will be internally illuminated facelit channel letters and company logos. The letters of the company name shall appear black during the day and white at night. Company logos shall be in the colors of the company without restriction as to color but shall conform to the size restrictions set forth in the Carmel Zoning Ordinance. ' Ground Sign Specifications ' Currently all ground signs are required to be internally illuminated sign cabinets with letters and logos in green. Proposed ground signs will be internally illuminated sign cabinets ' with letters appearing black during the day and white at night. Logos included in the copy shall not be restricted as to color.
