This letter is sent as additional information related to the Setback Variance request Docket PZ-2023-
00111V located at 11393 Royal Circle, Carmel.
The real estate affected in this Zoning Appeal is located in Huntington Chase Subdivision (originally
Plotted as Sutton Place) lot 22. The Huntington Chase Subdivision is a community of 125 homes located
at 1161h St and Town Road in Carmel.
1. The homes are single and two story with 93 of the 125 homes having three car garages.
2. Two of the 125 homes have four car garages which were two car additions approved by the
city of Carmel Zoning Department and the Huntington Chase HOA while maintaining
required setbacks and no variances.
3. Eleven homes are on corner lots with homes positioned at an angle facing two streets. Of
these eleven homes, nine have three car garages and two have two car garages. 11393 Royal
Circle is one of the two homes with a two car garage.
4. The Huntington Chase HOA has approved this project while deferring all setback
requirements and any related issues to the City of Carmel Zoning Department.
As a member of the Huntington Chase Architectural Control Committee since 1997 and a neighbor, I felt
these facts should be considered for this appeal.
