Dearest Neighbors,
We, ~omeowners and neighbors, Michael and Megan Fennerty, who reside at 1344 N Claridge Way, are
seeking a variance to Cannel UDO Section 2.04 which requires a minimum 30' aggregate side yard.
After n:ceiving HOA approval and permit from the City of Carmel, we began construction on a backyard garage
and patio addition with the intention of improving our home use and value and therefore the value of
s~unding properties in our neighborhood. We thoughtfully planned this project so that it fits the overall
design of our home and followed all Claridge Farm and city guidelines.
Aft~r construction was 2 months in and ¾ completed, the City emailed us stating that they had "overlooked" a
zomng setback standard requiring 30' aggregate side yard. The structure was built with a 10' setback on the
west side of the lot leaving a 17' side yard set back on the east side of the lot from the existing home for a total
of 27' aggregate side yard. Therefore, the City now requires a variance to allow a 27' side yard set back so that
we may continue construction as planned.
In seeking approval for this variance, we are asking for neighborhood support. We hope that you observe how
well maintained our home is and trust that this new addition will add value to our home and others.
Furthermore, it is our intention to continue to improve and support Claridge Farm as we intend to raise our
family here and live here for years to come.
