The applicant seeks the following development standards variance approval: 3. Docket No. PZ-2023-00118 V UDO Section 3.64 (A) Maximum 45% lot coverage allowed, 49% requested. The site is located at 310 2nd St SW (Frank Hawkins Addition, Lot 5). It is zoned R2/Residence and Old Town Overlay District - Character Subarea. Filed by Jessica Novitski for Elevation Homes LLC, on behalf of Jennifer Baird, owner. General Info: • The Petitioner proposes to add a building addition to the rear of the existing house. • Single family detached homes, well as a mixed use apartment building, surround the subject site. • The building addition will match and/or complement the existing house’s design, materials, and colors. • Variance is requested for exceeding the maximum allowed lot coverage. • Please see the Petitioner’s info packet for more detail on the variance request. Variance Requested: Lot Coverage - • Per the Unified Development Ordinance, the maximum allowed lot coverage for a residential use in the Old Town Overlay District Character Subarea is 45%, and 49% is requested. This is a variance of 4%. • The Petitioner will pay into the Engineering Department’s stormwater fund/fee, and this is noted in the review comments responses in building permit B-2023-00475. Remaining Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The Planning Dept. supports the variance request. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: After all comments have been addressed, the Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
