(V) Plapp Residence, Lot Cover Variance.
The applicant seeks the following development standards variance approval:
4. Docket No. PZ-2023-00119 V UDO Section 2.04 Maximum 35% lot cover allowed, 38%
requested. The site is located at 1024 Princeton Gate (Cheswick Place Subdivision, Lot 105). The site is
zoned S1/Residence. Filed by Rick Lawrence of Nelson & Frankenberger, on behalf of Richard & Gina
Plapp, owners.
General Info:
• The Petitioner proposes to construct a screened in porch and to rebuild their deck.
• Single family detached homes surround the subject site.
• Please see the Petitioner’s info packet for more detail on the variance request.
Variance Requested:
Lot Coverage -
• Per the Unified Development Ordinance, the maximum allowed lot coverage is 35%, and 38% is requested.
This is a variance of 3%.
• The Carmel Engineering Dept. is not concerned about this very slight increase in lot cover. There is an
overall drainage system for the entire neighborhood, with three stormwater detention ponds.
Remaining Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• After all comments have been addressed, the Dept. of Community Services (DOCS) recommends positive
consideration of the variance request, and with adoption of the Findings of Fact submitted by the Petitioner.
