3. Docket No. PZ-2023-00117 ADLS Amend: Tom Wood Audi Service Addition.
The applicant seeks site plan and design approval for a 14,100 sq. ft. building addition to create an expanded service
area. The site is located at 4610 E. 96th Street. It is zoned B-3/Business District and is not in any overlay district.

Project Overview:
The Audi Dealership moved into this building in 2014. The renovation was approved under Docket No. 14030018 ADLS.
North of this site are the Range Rover & Land Rover dealerships. East is the Tom O’Brien Chrysler, Jeep, Dodge, & Ram
dealership. South is the Tom Wood Lexus dealership. Immediately west is Carmel Creek, with three office buildings on
the west side of the creek. All properties surrounding this site are also zoned B-3/Business District. Please see the
Petitioner’s Information packet for more details.
B-3/Business District Standards this project MEETS:

Site Plan:
The building addition will be placed on the north side of the existing building, removing 31 parking spaces. The overall
building size will increase in size from 33,378 sq. ft. up to 47,449 sq. ft. Vehicular access into the site will remain from
the two existing curb cuts onto the shared private drive.
Engineering:
The Petitioner is working with the Engineering Dept. on drainage improvements for the site. It is located adjacent to
Carmel Creek and is in the Flood Plain.
Architectural Design:
The new building addition will be two stories tall, to match the height of the existing building. The current façade
materials are decorative metal paneling, as was required by Audi for compliance with brand standards when it was
constructed in 2014. Audi is not requiring matching metal panel for this new service addition. It will be constructed out of
concrete block, and in order to meet the energy code, it will be covered with EIFS material. EIFS stands for Exterior
Insulation Finish System. EFIS can be detailed and designed to match the existing building and will be painted to match
as well. There will be windows cut into the north façade 2nd story elevation.
Staff has asked the Architect to look into re-using the existing metal paneling that will be removed from the north and east
facades for this expansion. If it can be easily removed and reused, Staff would like to see the new east façade enhanced to
better match the design of the existing building. The Architect will provide an update at the Committee meeting.
Lighting:
New wall-mounted light fixtures will be added around the building to match existing lights. Three parking lot pole lights
will need to be removed for the building addition.

Landscaping:
An updated landscape plan has not yet been submitted for review. This site has an approved landscape plan from the 2014
approval. The Urban Forester will be inspecting the site against this plan and will requirement replacement if any dead or
dying trees and plant material are found.
Signage: No new signage is proposed.
DOCS Remaining Comments/Concerns:
2. Please look into reusing the existing metal paneling for the new service addition east façade (at the minimum).
3. Update the site plan to include the required short term bike parking.
4. Provide an updated landscape plan for review.
Recommendation:
Once all comments and concerns are addressed, the Department of Community Services recommends the
Commercial Committee votes to Approve this item this evening.
