The approval of this variance will not be injurious to the public health,safety, morals and general welfare of the community because: The proposed addition is in the rear of the existing house and will not impact the existing facade or front facing features, Also, the proposed addition will follow in the style of the existing home, and won't detract visually. All other aspects of development will comply with the required standards related to drainage and the variance only requests the relief necessary to accommodate this addition. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed addition is in the rear of the existing house and will not impact the existing facade or front facing features. Also, the proposed addition will follow in the style of the existing home, and won't detract visually. All other aspects of development will comply with the required standards related to drainage and the variance only requests the relief necessary to accommodate this addition. Ultimately, the addition will add value to the house and by extension, the neighborhood. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The proposed addition is a ground floor bedroom to accommodate the homeowners shifting lifestyle and to promote the homeowner's ability (and future homeowner's ability)to age in place.
