FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE 1. The approval of the requested variances will not be injurious to the public health, safety, morals and general welfare of the community because: The approval of the requested variance will not be injurious to the public health, safety, morals and general welfare of the community because the variance only requests the relief necessary to accommodate the proposed development for the site. As a result, approval of the requested variance should not result in any negative impacts to the public health, safety, morals and general welfare of the community. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The use and value of the area adjacent to the real estate that is the subject of the requested variance will not be affected in a substantially adverse manner because the proposed addition is complimentary to the existing use, is and consistent with the uses and architectural design in the area, and the variance only request the relief necessary to accommodate the proposed site design. As a result, the requested variance will not have a substantially adverse impact on the use and value of the area adjacent to the subject Real Estate. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: Strict application of the Zoning Ordinance results in practical difficulties in the use of the Applicant's real estate as the proposed renovation seeks to enhance the use of the real estate by creating additional living space and the design of the renovations will be consistent with the architecture and style of the homes in the neighborhood.
