Dear Ramona:
On September 25, 2000, The Linder Company will present to the Board of Zoning Appeals
its request for a Developmenal Standards Variance to permit a reduction in the front yard set back,
as established by the 431 Overlay Zone from 120 feet to 55 feet for the 14 acre parcel of real estate
know known as Merchants' Pointe, and located a the southwest corner of 1 16`h and Keystone. Please
find enclosed, an aerial photograph and development plan as presented to the Plan Commission and
City Council as part of the reclassification of the real estate to the B-8 Business District classification
for distribution to the board members.

Zoning Ordinance permitting a reduction in the minimum front yard from one hundred twenty feet
(120')to fifty-five feet (55') for the fourteen(14)acre parcel of real estate located at the southwest
corner of E. 1 16'h Street and Keystone Avenue. Based upon the nature of the request, I did not
believe it important to provide drawings. Hopefully this matter can be placed on the Agenda of the
Board of Zoning Appeals for its August 28, 2000, meeting.
