The petitioner is required to coordinate with City Engineering to determine these improvements (or cost thereof), and commit to construction or funding prior to approval. 4. Please add the docket number (06030005 PP) on all future plans and correspondence. 5. Be aware of the requirements of SC 26.02.07. Front yard setbacks for dwelling units and garages are dependant upon how the garage loads. Make sure your lot layouts can accommodate these setbacks, as we will not entertain variances to a self imposed hardship. 6. Developer commits to this mitigation for a three-year period commencing on the release date of the street performance bond. It should be noted that the current proposed landscape schedule calls for adding 43 trees. An additional shade tree is required for each house if an existing tree cannot be preserved. Based upon our current landscape plan and schedule, we are already replacing inventoried trees at a ratio exceeding 1:1.
