CARMEL PLAN COMMISSION
DEPARTMENT REPORT
April 18, 2006
The applicant is requesting approval to plat 19 infilllots on 7.67 acres. Please see the
informational packet prepared by the applicant for an overview of this project.
This site is currently zoned Rl, which permits a maximum density of 2.9 units per acre.
A large portion of this site (34%) is identified as open/green space, and the petitioner has
added paths throughout these areas. This is an infill project that connects two
subdivisions (Cedar Lake and Rohrer Meadows) via Jeffery Court right of way stubs.
As part of this development, the applicant is proposing some amount of woodland
clearing. The applicant is required to submit a detailed tree inventory (that is clearly
referenced on a site plan) prior to approval by the Urban Forrester. The information
submitted is not adequate for staff review.
Petitioner should bring the following to the Committee meeting:
1. Update on landscape plan and engineering approval status.
2. A copy of the tree inventory/site plan.
3. Revised site plan indicating pedestrian ramps on the west side of Jeffery Court
at the intersection.
The Department recommends that this item be forwarded to the Subdivision
Committee on May 4, 2006, for further discussion.
