TREE MITIGATION COMMITMENT
Any tree specifically identified in the Tree Inventory that is removed, destroyed or dies as a
result of construction will be replaced on a 1:1 ratio with a tree chosen by the developer
from our proposed "planting schedule." Developer commits to this mitigation for a three-
year period commencing on the release date of the street performance bond.
It should be noted that the current proposed landscape schedule calls for adding 43 trees.
An additional shade tree is required for each house if ah existing tree cannot be preserved.
Based upon our current landscape plan and schedule, we are already replacing
inventoried trees at a ratio exceeding 1:1.

Village on the Monon
Architectural Standards
Following are the two areas where Village on the Monon will not be able to fully comply
with Carmel's proposed Architectural Standards. Our ArchitecturalStandards will be
modified to accommodate the remaining items on Carmel's proposed Architectural
Standards.
1. Garages. The garage, if front-loading, shall comprise no more than 30% of the
main front fa(j:ade.
Because each home will have a front-load garage, the width of our lots will not
allow us to accommodate this suggestion.
2. Entryways shall be clearly visible and shall be the dominant feature of the front
fa(j:ade, or the side fa(j:ade. Porches shall be a minimum of six feet deep, and shall
be provided where architecturally appropriate.
The combination of the entryway and front windows will be the dominate
feature of our front facades. The front door on our 1750 sq. ft. elevation is set
at an angle, which makes the porch more than six feet deep in some areas and
less than six feet deep in other areas.

INTENT
The intent of these standards is to provide for high-quality, architecturally varied residential development
within the City of Carmel.
Its provisions require that all dwellings and neighborhoods, whether single-family, two-family, or
multifamily, be built to certain minimum standards.
STRUCTURE AND DESIGN STANDARDS AND PROVISIONS
Buildings shall maintain a consistent architectural style, in both form and trim, throughout. The
trim shall be present on all sides of the building, as appropriate. Appropriateness shall be defined
as utilizing features and forms that are considered typical to the chosen architectural style, and
shall be determined by staff review. All building elements are subject to the most current edition
of the Indiana Building Code.
A. WINDOWS
1. At least two windows shall be present on each fayade, and each occupied level, as architecturally
appropriate. One window shall be permitted on half stories.
2. All windows, on all sides of the house, shall have trim as architecturally appropriate.
B. ENTRYWAYS
1. Entryways shall be clearly visible and shall be the dominant feature of the front fayade, or the
side facade.
2. Porches shall be a minimum of six feet deep, and shall be provided where architecturally
appropriate.
C. CHIMNEYS
1. Chimneys shall extend fully to the ground, and above the eaves, if external.
2. Chimneys shall be made of masonry or stucco material or panels, or material with a similar,
durable appearance.
3. "Shed-style" or bump-out chimneys shall not be permitted.
D.GARAGES
1. Garages shall not be the dominant feature of the front facade
2. If off-set or side-loading (courtyard loading), the fayade facing the street shall have at least one
window.
3. The garage, if front-loading, shall comprise no more than 30% of the main front fayade.
E. ROOFLINES
1. Roofs shall have minimum 12" overhangs, on all sides of the structure, if architecturally
appropriate.
F. MATERIALS
1. If more than one material or color is used, the transition between materials and/or colors shall be
logical, Le. to highlight an architectural feature. If a material such as brick or stone is used on the
front fayade but not the side facades, a logical transition with trim, such as quoins, shall be
provided. Vinyl siding, if used, shall not be less than 0.048 thickness. Aluminum siding shall not
be used.

elements and detailing shall be continued completely around the structure. Such design elements
shall include, but are not limited to, windows, window placement, trim detail and exterior waD
materials. Unbroken exterior building walls shall be avoided.
B. ENTRYWAYS
1. Entryways shall be clearly visible and shall be the dominant feature of the front fayade, or the
side facade. Entryways are not addressed in our commitments.
2. Porches shall be a minimum of six feet deep, and shall be provided where architecturally
appropriate. Entryways are not addressed in our commitments.
C. CHIMNEYS
1. Chimneys shall extend fully to the ground, and above the eaves, if external. Extension of
chimneys is not addressed in our commitments.
2. Chimneys shall be made of masonry or stucco material or panels, or material with a similar,
durable appearance. Chimneys occurring on the exterior of the house will have a brick, stone or
stucco veneer.
3. "Shed-style" or bump-out chimneys shall not be permitted. Bump-out chimneys are not addressed
in our commitments.
D.GARAGES
1. Garages shall not be the dominant feature of the front fayade Garages are not addressed in our
commitments.
2. If off-set or side-loading (courtyard loading), the fayade facing the street shall have at least one
window. Garages are not addressed in our commitments.

E. ROOFLlNES
1. Roofs shall have minimum 12" overhangs, on all sides of the structure, if architecturally
appropriate. Each residence shall have at least a 12-inch eave and overhang. In certain limited
instances, the committee may consider and approve a smaller eave and overhang, but not less than 8
inches in dimension.
F. MATERIALS
1. If more than one material or color is used, the transition between materials and/or colors shall be
logical, Le. to highlight an architectural feature. If a material such as brick or stone is used on the
front fac;ade but not the side facades, a logical transition with trim, such as quoins, shall be
provided. Vinyl siding, if used, shall not be less than 0.048 thickness. Aluminum siding shall not
be used. Brick, stone, and/or stucco shall be required on a minimum of 50% of the first floor
exterior of all residences. Brick, stone, stucco, wood or composite siding (hardie board) materials are
permitted on levels above the first floor. Exterior colors shall be in harmony with the home
development of the Real Estate. Acceptable colors shall be generaUy defined as the earth tones and
other traditional colors.
