reforestation instead of landscape buffer on eastern perimeter
I would like to recommend instead of a landscape buffer, that this perimeter
be landscaped with shade trees to be converted into a woodlands. This
would entail planting 2" caliper native shade trees every 10' in a honeycomb
shape and making notations that this area would be a naturalized 'no mow'
area.

The Fire hydrant layout and numbers are not sufficient for the amount and
size of buildings proposed. The current fire hydrant plan as proposed is not
approved by CFD. The design engineer needs to contact Capt. Chris Ellison at

Everything was found to be in working order and it was
confirmed that the storm sewer does not blind-tee into
the INDOT storm sewer in Michigan Road. It continues
under the roadway and connects to an existing structure
west of Michigan Road. Since runoff from the site will be
reduced in the proposed condition and the existing
system is in good working order we believe the existing
downstream system will not be adversely affected.

existing pipe to verify the condition of the pipe.

After further investigation it appears that the 15" RCP
ties into the storm structure on the west curb line of US
421. The proposed system is tying into the storm sewer
upstream of the existing beehive structure east of US
421. No work is proposed to be performed within the
ROW.

This comment was in reference to providing details on
how the storm sewer connects to the mainline within
Michigan Rd. C100 indicates the assumption that the
existing pipe blind tees to the mainline. This will not be
acceptable and will require a new manhole be installed
in lieu of a blind tee connection.
Please also provide the INDOT drainage permit.

We require that the MLAG/MFPG for the buildings be set 1' above the
adjacent flooding, which for most of the buildings will be the 100-year
clogged event. Please review these elevations and revise them to meet this

comment. However, the FFEs were not revised as
requested and are now below the MLAG/MFPGs. Per

Both the plans and O&M provide details for inline units but offline units are
shown in the plans and O&M site map. Please clarify which configuration will
be used and revise the details or plans/site map accordingly.

interchangeably. The "Inline" designation on the detail

Can you please make a note or clearly show which trees will be preserved.
This Demolition Item 25 reads as though all of this area will be removed. We
want to make it clear on all the plans, including the demo plans, that the
trees that were agreed to be preserved are preserved.

The flood routing sheet still needs to be updated to
include all of the depressional landscape areas
containing yard inlets where water would stage in a fully
clogged scenario.

The grading around the building in Area D was revised
to allow positive drainage away from the building. See

We have no further comments on plans. Before we can issue a stormwater
management permit, the following will need to be provided: 1. A signed and
recorded O&M manual 2. A non-expiring erosion control performance bond
for 100% of the approved estimate 3. A completed BMP easement
agreement with exhibits and legal description (template uploaded to the
drainage document folder)
