Docket No. 06030025 DP AmendlADLS Amend: Pearson Ford The applicant seeks Development Plan, Architectural Design, Lighting, and Signage Amendment approval for 30 acres, for the purpose building an addition to an existing building, for vehicle collision repair. The site is located at 10650 North Michigan Road and is zoned B3/Business. The site is located partially within the US 421/Michigan Road Overlay District. Filed by John Pearson of Pearson Realty, LLC, for Pearson Ford. The applicant is requesting approval of a DP amendment for the entire 30 acre site, and ADLS approval for the construction of a 15,200-square foot, two-story vehicle repair building, and a 6,106-square foot addition to an existing building, for truck servicing and oil changes. Please see the original informational packet for details. A revised site plan has been submitted that indicates the southern two "outlots" with building pads placed adjacent to 106th Street, in front of the parking (as per staff request). There are no outstanding landscape issues. The petitioner will bring the following to the Committee meeting: 1. A revised "proposed" sign plan that shows complete building elevations, as well as a site plan that identifies each proposed sign location. It is necessary that total sign square footage be calculated per sign (measured as per the ordinance), and that proposed signs be referred to by their type (center identification, multi-tenant building complex directory, etc.). It is possible that some requested signage will not be permitted based upon the Sign Ordinance requirements. Staff will determine this after revised materials have been resubmitted. 2. Building material samples. 3. Details on any revisions to the building elevations (made to provide additional natural light). Staff will make a recommendation based upon the requested details that are presented at the Committee Meeting.
