A part of the Southeast Quarter of Section 25, Township 18 North, Range 3 East of the Second Principal Meridian,
Clay Township, Hamilton County, Indiana, and a portion of the property of PST Land Holdings, LLC (“PST Tract”)
recorded as Instrument Number 2019054932, all in said Recorder’s Office, more particularly described as follows:
Commencing at the Northeast Corner of the Northwest Quarter of the Southeast Quarter of said Section 25; thence
South 00 degrees 04 minutes 41 seconds West (Basis of Bearings: Indiana State Plane, East Zone, NAD 83) 732.44 feet
along the East Line of said Southeast Quarter-Quarter to a northwestern corner of the 1.20-acre tract of land
granted to the City of Carmel (“City tract”) (recorded as Instrument Number 2007002529 in said Recorder’s Office)
(the following six (6) courses are along the boundary of said City tract); (one) thence South 00 degrees 04 minutes

West 60.70 feet (61.01 feet – deed) to the POINT OF BEGINNING of this description, being the point of curvature of a
non-tangent curve concave to the east, said point lying North 89 degrees 00 minutes 18 seconds West 285.02 feet
from the radius point thereof; (three) thence southerly 162.36 feet (161.83 feet – deed) along said curve to a point
lying South 58 degrees 21 minutes 26 seconds West 285.02 feet from said radius point; (four) thence South 30

southern line of said PST Tract to the eastern corner of the 0.015-acre tract of land dedicated as public right-of-way
and granted to the City of Carmel (“Right-of-Way”) (recorded in Deed Book 301, Pages 314-315 in said Recorder’s
Office) and the point of curvature of a tangent curve concave to the south, said point lying North 00 degrees 26
minutes 00 seconds West 350.00 feet from the radius point thereof; (two) thence westerly 112.20 feet along said
curved Right-of-Way to the southwestern corner of said PST Tract and said Right-of-Way, lying North 18 degrees 48
minutes 04 seconds West 350.00 feet from said radius point; thence North 00 degrees 23 minutes 47 seconds East
301.08 feet along the western line of said Right-of-Way and said PST Tract to the northwestern corner thereof and
the southern line of Johnson Addition (recorded in Plat Book 2, pages 26-28 in the Office of the Recorder of
Hamilton County, Indiana) (the following three (3) courses are along the coincident lines of said Johnson Addition
