1. Project Description
As a Ford dealer, we are always trying to be on the forefront of the auto industry and market changes. Ford Motor
Company announced in September 2022 that if dealers wanted to participate in selling electric vehicles (EV), they
would need to make some substantial investments. Those investments meant Pearson Ford would need to add multiple
Level 3 chargers, Level 2 chargers, 240v outlets and service equipment; on top of ongoing investments in sales and
service training. Only about half of Ford dealers across the country are making this investment. Unlike other EV
charger projects, Pearson Ford is not asking for any financial assistance.
Other than a couple of public facing Level 2 chargers, Pearson Ford’s chargers would be the only public facing chargers
on Michigan Road. Our chargers will allow residents to charge their vehicles 24/7, and by placing them at our main
entrance, it will allow for more visibility and hopefully help with range anxiety. EV’s are the future, and this project
will give residents access to much needed charging infrastructure.

GENERAL GRADING NOTES
1.CONTRACTOR SHALL REFER TO THE STORMWATER POLLUTION PREVENTION PLAN AND DETAILS FOR CONSTRUCTION
SCHEDULING AND EROSION CONTROL MEASURES TO BE INSTALLED PRIOR TO EARTHMOVING ACTIVITIES.
2.REFER TO THE INDIANA DEPARTMENT OF TRANSPORTATION (INDOT) STANDARD SPECIFICATIONS, LATEST EDITION, FOR BASIC
MATERIALS AND CONSTRUCTION METHODS. THE SECTIONS BELOW FOR VARIOUS ITEMS ARE TO CLARIFY THE INTENT OF THE
REQUIREMENTS FOR THIS PROJECT. PLEASE NOTE THAT OTHER SECTIONS OF THE INDOT STANDARD SPECIFICATIONS MAY
ALSO BE APPLICABLE.
3.TOPSOIL SHALL BE STRIPPED FROM ALL AREAS TO RECEIVE PAVING AND FROM WITHIN THE LIMITS OF PROPOSED BUILDINGSAND STRUCTURES. TOPSOIL SHALL BE STRIPPED TO THE DEPTH AS NOTED IN THE GEOTECHNICAL REPORT.
4.AFTER STRIPPING TOPSOIL, PROOFROLL AREAS TO BE FILLED WITH A MEDIUM WEIGHT ROLLER TO DETERMINE LOCATIONS OFANY POCKETS OF UNSUITABLE MATERIAL. RECOMMENDATIONS FOR DRYING, AMENDING AND/OR REMOVAL OF ANY UNSUITABLEMATERIAL WITHIN THE PROPOSED PAVED AND/OR BUILDING AREAS WILL BE DETERMINED AT THE TIME OF CONSTRUCTION BYTHE OWNER'S GEOTECHNICAL TESTING REPRESENTATIVE.
5.TOPSOIL SHALL BE PLACED IN MOUNDING AREAS, NONSTRUCTURAL FILL AND/OR PLANTING AREAS TO A MINIMUM DEPTH OF 6".
EXCESS TOPSOIL SHALL BE REMOVED FROM THE SITE.
6.WHEN PERFORMING GRADING OPERATIONS DURING PERIODS OF WET WEATHER, PROVIDE ADEQUATE DEWATERING, DRAINAGE
AND GROUND WATER MANAGEMENT TO CONTROL MOISTURE OF SOILS. REFER TO GEOTECHNICAL REPORT AND/OR CONSULT
WITH OWNER'S GEOTECHNICAL TESTING REPRESENTATIVE FOR RECOMMENDATIONS.
7.FILL MATERIAL SHALL CONSIST OF EARTH OBTAINED FROM CUT AREAS, BORROW PITS OR OTHER APPROVED SOURCES. EARTHSHALL BE FREE FROM ORGANIC MATTER AND OTHER DELETERIOUS SUBSTANCES AND LARGE ROCKS. THE FILL MATERIALSHALL BE PLACED IN LAYERS NOT TO EXCEED SIX INCHES FOLLOWING COMPACTION, PROPER MOISTURE CONTENT OF FILLMATERIAL WILL BE SUCH TO ACHIEVE SPECIFIED COMPACTION DENSITY. ALL FILL BENEATH PAVED AREAS, FLOOR SLABS ANDFUTURE BUILDINGS SHALL BE COMPACTED TO AT LEAST 95% OF THE MAXIMUM DRY DENSITY PER ASTM D-1557. FIELDCOMPACTING TEST SHALL BE RUN ON EACH LIFT, IN FILL SECTIONS, AND THE REQUIRED COMPACTION ON EACH LIFT SHALL BEIN ACCORDANCE WITH INDOT SECTION 211.

9.THE PLANS SHOW THE LOCATION OF ALL KNOWN UTILITIES LOCATED WITHIN THE LIMITS OF CONSTRUCTION ACCORDING TO

10.THE CONTRACTOR SHALL CONTACT ALL UTILITY COMPANIES TO LOCATE MAINS, CONDUITS, SERVICE LINES, ETC. WITHIN THE

back-office control software for billing and scheduling of the chargers.

Installation Plans:
We will edge, mulch, remove dead shrubs and replant new shrubs. We will plant the new shrubs (Cotoneaster Horizontalis /
Rockspray) back about 3 feet giving room for charging stations. We will mulch the entire area from the replaced shrubs to in
between all charging stations - making for easy maintenance. We will plant Hicks Yew bushes around the 1000KBA and prune
as square or round hedges. Even though the mature height for the yews are 6’ to 8’, we will keep them pruned to only get high
enough to cover 1000KBA. Around the 150KVA we will plant Totem Pole Switch Grass.
