Re: BZA Docket Nos. PZ-2023-00083 V, PZ-2023-00085 V: L’Etoile Variances.
Dear Mr. Moriarity:
At the meeting held on Monday, July 24, 2023, the Carmel Board of Zoning Appeals took the following action
regarding the Development Standards Variance (V) requests filed by you for the property located at 833 W. Main
Street:
APPROVED: L’Etoile Variances - Development Standards Variance approvals for:
• PZ-2023-00083 V: Side Setback - 40’ Minimum Side Setback for surface parking required, 4’ granted,
• PZ-2023-00085 V: Rear Setback - 40’ Minimum Rear Setback for surface parking required, 3’ granted,
and 20’ Maximum Rear Setback required, 43’ granted.
(Note: PZ-2023-00084 V, prior variance request for total number of required parking spaces was withdrawn, since
the project now complies.)
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is July 24, 2026.
Please include a copy of this letter with any building permit application.
