New Market Street Carmel, IN 46032 Re: BZA Docket No. PZ -2023-00152 V: Dovetail – Koehler Sign Variance at Village of WestClay. Dear Ms. Stewart: At the meeting held on Monday, July 24, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 12805 E. New Market Street: APPROVED WITH CONDITION: Dovetail – Koehler Sign Variance at Village of WestClay - Development Standards Variance approvals for: • PZ-2023-00152 V: Projecting Sign limited to one sign for each ground floor business establishment; Sign for upper floor businesses granted. • CONDITION: The Petitioner moves the existing wall directory sign to the inside of the building, into the 1st floor lobby area (or similar). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is July 24, 2026. Please include a copy of this letter with any sign permit application.
