PZ-2023-00143 V; PZ-2023-00146 V: Ott Detached Garage Variances. Dear Mr. & Mrs. Ott: At the meeting held on Monday, July 24, 2023, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 11595 Freeport Drive: APPROVED: Ott Detached Garage Variances - Development Standards Variance approvals for: • PZ-2023-00143 V: Accessory buildings cannot be located forward of any principal building on a corner lot, 65-ft in front of house granted along 116th St., and • PZ-2023-00146 V: Maximum 24’x 30’ detached garage ground floor area allowed, 30’ x 60’ granted. (And, the combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75% of the ground floor area of the princip al building, 129% granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is July 24, 2026. Please include a copy of this letter with any building permit application.
