The approval of this variance will not be injurious to the public health,safety,morals and general welfare of the community because: The proposed detached garage will provide for automobile storage and multiple personal purposes, which may include pickleball, golf simulator, basketball, etc. None of these common uses will be injurious to the public health, safety, morals and general welfare of the community. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The neighborhood includes only three houses, all on large lots over one and one-half acres. The other two houses are substantially larger than our house. The size requested of the proposed structure will put our house more in line with the size of the other two houses. In addition, the location of the detached garage is functionally and ascetically best being directly across from the current attached garage, because one, it will be able to access the existing driveway and two, it will be surrounded on two sides by six existing very large Norway spruces. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The proposed 8-foot garage doors will be one foot taller than the existing attached garage and will allow for the larger SUVs and pick-up trucks to be parked inside. The size requested is the minimum needed to provide sufficient space for the other personal uses. Other locations would require an additional driveway and would be more difficult to access from the existing house.
