HomeMy WebLinkAboutFindings of Fact FINDINGS OF FACT-DEVELOPMENT STANDARDS VARIANCE CARMEL ADVISORY BOARD OF ZONING APPEALS (Petitioner to fill out 1 -3,plus first two blanks) Docket No.: PZ-2023-00152 V Petitioner: Dovetail Group 1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The Blade sign will be professionally installed in a courtyard area that is off of the main street and sidewalk areas. The size of the sign is not too large, not a distraction, and is aseptically pleasing and complimentary of the other buildings and signs in the village. The main door to our space is located in the courtyard therefore people have a hard time finding our location because nothing catches their eye to direct them to our point of entry. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The Blade sign will be installed in a courtyard area that is off of the main street and sidewalk areas. The size of the sign is not too large, not a distraction, and is aesthetically pleasing and complimentary of the other buildings and signs in the village. The main door to our space is located in the courtyard. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: If the blade sign for Dovetail Group and Koehler Law is not approved, we will continue having issues with distractions to the HRM offices around us and our clients will not be able to find exactly where our offices are located. There is no advertisement on the street, at the back of the building, or on the front of the building for a client or vendor to find us. The directory sign that is allowed, and is currently in place, doesn't project enough and therefore is often unseen by our clients and vendors.
