2. Docket No. PZ-2023-00097 ADLS Amend: Pearson Ford - EV Chargers.
The applicant seeks design approval for an electric vehicle charging station with 12 units (chargers). The
site is located at 10650 N. Michigan Rd. It is zoned B-3/Business and is located within the US 421
Overlay zone. Filed by Mark Leach of Faegre Drinker Biddle & Reath, LLP.
Project Overview:
This project will be located along an existing parking area along Michigan Road directly across from the main Pearson
Ford dealership entrance and includes the installation of 9 individual chargers, 3 with the ability to charge 2 vehicles,
within 12 existing parking stalls along Michigan Road (12 charging units/spaces total). These chargers will be available
for paid public use and open full-time. The Petitioners also plan for a future EV charger to be designated for ADA
accessible use within an existing parking stall adjacent to the northern side of the building.
Part of the project includes the installation of a 6’ utility transformer and electrical panel system to the south of the
charging units within an existing parking island. Landscaping is proposed surrounding this equipment to screen them from
public view as much as possible. No signage is currently planned to be installed with this project and no parking lot light
fixtures will be impacted. Protective bollards have been added along the parking curb to protect the chargers. No BZA
variances are needed. Please view the Petitioner’s Info Packet for additional information on the proposed request.
Landscaping:
New shrubs and grasses will be planted surrounding the electrical utility equipment to screen from passersby on Michigan
Road. Supplemental landscaping is proposed to be installed along Michigan Road along with improvements to the overall
site landscaping along Michigan Road. The Petitioner will continue to work with the Urban Forester on final
landscape approval.

Recommendation:
The Department of Community Services recommends the Committee votes to Approve this item this evening with the
Condition that the Petitioner works with the Urban Forester to finalize landscape approval and address outstanding
review comments through ProjectDox.
