Explanation of why variance/waiver is being requested: The Hanna's driveway and access to the garage is not feasible without exceeding the 35% allowable lot coverage. Their home plans also include a pool and patio area that increase the lot coverage to a total of 48.94%. The additional 13.94% will not be injurious to public health, safety, morals or welfare as the additional lot coverage will improve the property and affect adjacent properties in a positive way. The strict application of the terms of the UDO would limit the owners as the house size must meet large square footage due to the Developer minimum home sizes however the 35% lot coverage does not leave room for other improvements.
