DRAINAGE SUMMARY
Project Description
The project consists of the construction of a four-level parking structure for the Indiana
Insurance Building, located in the Parkwood Crossing development. The structure will be
located immediately west of the Indiana Insurance Building where an existing surface parking lot
is currently located.
Existing Conditions
The existing site is a paved surface parking lot with landscaping with an undisturbed wooded
area along the south. The soil type present on the site is: Brookston(Br) silty clay loam.
The existing parking lot currently slopes from north to south. Runoff is collected by three storm
sewer inlets that drain off-site to the west and connect to the overall storm sewer system for
Parkwood Crossing. This portion of storm sewer system drains to an existing pond southwest of
the site, Pond 1. Pond 1 outlets west through a drop structure and drains through the storm sewer
network to a large detention pond, Pond 2, at the southwest comer of the overall development.
Pond 2 provides detention for the western half of the overall development, and outlets to storm
sewer along 96th Street. Table 1 shows the existing runoff properties and discharge to Pond 1:

Developed Conditions
All of the existing pavement, along with the three existing pavement inlets will be removed.
Stormwater from the proposed site will be directed to Pond 1 by two means. Runoff from the
north and west sides of the proposed parking structure will be collected with new storm sewer
inlets, which will tie into the existing storm sewer that drains off-site to the west, and eventually
to Pond 1. A trench drain at the lower level entrance on the east side of the structure will collect
a small amount of runoff, and will tie in with the interior building drains. The building drains
will then exit on the south side of the structure and connect to a proposed storm sewer, which
drains west through an oil separator, before outletting to Pond 1. The oil separator will prevent

any oils draining from the parking structure from entering the drainage system. Table 2 shows
the post-developed runoff properties and discharge to Pond 1:

The existing ponds, Pond 1 and Pond 2, will provide the two required BMPs for Post-
Construction stormwater pollution prevention. The oil separator will also aid in the water
quality.
The on-site storm sewer was designed for a IO-year storm event. Calculations are included in
this report.
Conclusion
The proposed parking structure will be built in the location of an existing paved parking lot. The
drainage pattern will remain very similar to currently conditions. Overall site runoff will
increase by slight amount, and will have negligible effects to the downstream drainage system.
No adverse drainage impacts are anticipated from the development.
