DEPARTMENT REPORT
June 29, 2006
6. Docket No. 06040025 DP Amend/ADLS Amend: Parkwood Garage (Liberty
Mutual Group)
The applicant seeks Development Plan Amendment, Commitment Amendment, and
Architectural Design, Lighting, and Signage Amendment approval for 7.81 acres, for the
purpose of constructing a three-story parking garage, replacing some existing surface
parking.
The site is located at 350 East 96th Street and is zoned B6/Business. The site is located
within the US 31 Corridor Overlay.
Filed by Paul Reis and Blaine Paul for Liberty Mutual and Duke Construction LP.
The applicant seeks approval for the addition of a multi level parking garage that sits atop a
current parking lot. Please see the informational packets prepared by the applicant for an
overview of the project. The public hearing for this item was held at the June 20th Plan
Commission Meeting.
The applicant was instructed to provide the following at the Committee Meeting:
1. Information that explains why additional parking is needed to serve an existing building.
2. Refinement of the lighting that is proposed for the top deck of the building - and a
rendering that portrays how such will be viewed from the street.
3. A rendering or view of the site from 465.
4. Color and material samples of the garage and existing structure for comparison and to
ensure compatibility.
The Department recommends that the Special Studies Committee forward this item back to
the full Plan Commission with a positive recommendation after all comments and concerns
are fully addressed.

Subject: Deparment Reports for the June 29th Committee Meetings
Given the upcoming holiday (as you all well know) the Committee Meetings were moved up to this Thursday. As
such our reports are late in terms of distribution (but my schedule does not permit getting them done earlier than
what is typically the deadline for reports). I have attached them to this email, and will distribute hard copies at the
