a.RESPONSE:All of the glass will be clear vision glass.
24.A100 -Architectural Elevations:south facade signage.No signage is allowed on a facade
that is not facing a street,unless it is less then 6 sq.ft.in area.See PUD section
18.3(B),as well as 18.3(A)(5).
a.RESPONSE:Are we able to address this during our tenant build-out submittal?
25.A100 -Architectural Elevations:Design Guidelines.Please note that PUD section 8.21
states:Buildings in the Peripheral Retail Area shall be designed in conformance with the
Peripheral Retail Area Design Guidelines.Please list how you meet those guidelines.
a.RESPONSE:It is impor tant to note that the Brenwick’s Village of WestClay Building
Guidelines and Requirements for Commercial Construction are guidelines.The
requirements are to meet the design era depicted in the Peripheral Retail Area
Representative Building Elevations (Appendix C)which is the Ar t Deco or Ar t
Moderne design style.We have based our design on Ar t Deco and on example
image on page 36 by using;
i.Fluted pilasters cladded in synthetic stucco.
ii.Horizontal half round banding as wall coping cladded in synthetic stucco.
iii.Decorative synthetic stucco paneling above the window painted in the
color of an Ar t Deco finish of bronze.
iv.Stepped and tiered entr y pilaster with chevron awning painted in Deco Red
with fluted paneling above in bronze.
v.Globe light sconces representative of the Ar t Deco era.
vi.Synthetic stucco reveals representative characteristics found in Ar t deco
style.
26.A100 -Architectural Elevations:Storefront windows.Per the Building Guidelines (page
19),there should be large pane display windows.
a.RESPONSE:As a guideline,we based our window design from the storefront
depicted on page 35.
27.A100 -Architectural Elevations:sign design.Please see PUD section 18.5 regarding sign
design.
a.RESPONSE:Signage will meet these requirements.These will be addressed in our
tenant build-out submittal.

36.A100 -Architectural Elevations:South Elevation.Please label this elevation correctly to
read South Elevation.
a.RESPONSE:The elevations are labeled correctly.
37.A100 -Architectural Elevations:Nor th Elevation.Please label this elevation correctly to
read Nor th Elevation.
a.RESPONSE:The elevations are labeled correctly.
38.A100 -Architectural Elevations:Proposed South facing Signage.Per PUD Sign Standards,
Signs are only allowed on street fronting elevations.This sign will require a Variance for
Sign not facing a street frontage.
a.RESPONSE:Noted.This will be addressed during the Tenant Build-out submittal.
39.A100 -Architectural Elevations:Premises Identification.PUD Section 18.6 requires the
assigned premises identification of the building to be displayed so that the numerals can
be readily be seen from the street.Please add address numerals.
a.RESPONSE:Address numerals have been added to street frontage elevations.
40.A100 -Architectural Elevations.Please provide proposed spandrel panel dimensions as
marked by green outlines on N,E,and S facades.
a.RESPONSE:There will be no spandrel panels on this project.
