The site is located at Towne Road and 131 st Street, and is zoned PUD. Filed by Keith Lash of Brenwick TND Communities, LLC. The applicant seeks to modify three development requirements of the Village of West Clay PUD. These proposed modifications are detailed in the information packet submitted by the petitioner. The proposed modifications are as follow: 1. Allowing 12 single family detached units (dubbed "City Homes") to be housing options in the Village Center. These lots will not increase the density of the overall project. Refer to the packet for example renderings of the intended home type for these lots. 2. Alteration of the boundaries between the "Peripheral Retail Area" and the "Primary Area - Senior Housing". The Stratford Senior housing project initiated this alteration, with hopes to move some of their cottage units closer to the main building - for better resident accessibility. This request would be a land swap between areas, and would not change the acreage for either use. It would not alter the amount of permissible square footage of commercial uses for the "Peripheral Retail Area" or the number of units within the senior housing project. 3. Elimination of the signage maximum height of letters, numbers, and graphical elements. This character height limitation is an architectural restriction by the Village of West Clay. Removing this limitation will not change the maximum allowable square footage for signage, nor will it increase monument sign height. Staff has no concerns with these proposed alterations. If concerns with these proposed amendments are identified, the Department will request this item be sent to the September 5th Special Studies Committee for further discussion. If no concerns are identified, the Department recommends that the Plan Commission waive their rules of procedure and approve the amendments at this meeting. ~ o u DeVore, Laura B Subject: DeVore, Laura B Friday, August 11, 2006 1 :36 PM 'Charlie Frankenberger (E-mail)'; 'Mary Solada (E-mail)'; 'Paul Reis (E-mail)'; 'E.
